1What is in the pass
- Timed exams, as many as you want. Each one is 120 questions in 4 hours, with the general portion drawn across PSI's national content areas in their published shares and the state portion in the salesperson item counts PSI's Mississippi outline gives, so a full timed exam is 80 general and 40 state questions, with questions you have not seen yet served first. You get a score for each portion against its own pass line: general portion 56 of 80, state portion 30 of 40.
- Practice by topic. Pick any of the 8 national content areas or a Mississippi area, or the questions you missed last time. The right answer and the reason appear as soon as you answer.
- Mississippi questions with their law cited. 123 questions on Mississippi rules: who needs a license and the exemptions, the examination and the two-month window, renewal, continuing education and errors and omissions insurance, the Commission's hearings and penalties, the property condition disclosure statement, the Working With A Real Estate Broker disclosure, dual agency and disclosure of licensed status, cooperative agreements with nonresident brokers, earnest money and escrow accounts, the responsible broker's supervision, records, advertising and teams, and more. Each explanation names the Mississippi Code section (Miss. Code Ann.) or Commission rule (30 Miss. Admin. Code Part 1601) it comes from, with the date it was read.
- National questions to the outline. 400 questions on the principles every state tests, weighted to Pearson VUE's national content outline, down to each sub-topic. They include the 80 on the free practice exam.
- Your weak topics, tracked. Every answer is recorded in your browser, so the app can show your accuracy by topic and send you back to the areas below the pass line.

PSI's Mississippi bulletin gives the general portion as a share of the exam for each content area and the state portion as item counts for salespersons: 4, 4, 4, 8, 4, 4, 6, 3 and 3 of the 40 state items. A full timed exam here draws 80 general questions in those shares (rounded to whole questions) and exactly 40 state questions in those counts; you can also time each portion on its own. The Real Estate License Law was amended effective July 1, 2026, and the Mississippi questions use the amended wording.

2How the Mississippi salesperson exam works
- Two portions. The salesperson exam has a general portion of 80 (80 points) questions in 2.5 Hours and a state portion of 40 (40 points) in 1.5 Hours, 4 Hours for both. PSI may add five to ten experimental questions that are not scored, and the time taken to answer them will not count against examination time.
- Passing score. You need 70% (56 points) on the general portion and 75% (30 points) on the state portion. To retake the examination, you only need to sit for the portion(s) you failed.
- Two-month window. You may sit for the state portion only twice during the 2 months after your application is approved; if you do not pass both portions in that window, you must re-apply to the Commission.
- Fee. The examination fee is $75 for both portions, whether you take one or both.

3A sample Mississippi question
This is one of the Mississippi questions in the pass, shown with its explanation and the law it comes from.
Under the commission's rules, who has the duty to instruct a salesperson in the fundamentals of real estate practice, the ethics of the profession and the Mississippi Real Estate License Law?
- The responsible broker
- The salesperson's prelicense school
- The commission
- The salesperson's listing clients
Answer and explanation
Answer A: The responsible broker
The rules give the responsible broker the duty to instruct the licensees licensed under that broker in practice fundamentals, ethics and the license law. The responsible broker must also supervise their licensed real estate activities. Prelicense education does not shift this ongoing duty away from the responsible broker.
