How to become a real estate agent in Mississippi

1Mississippi real estate licence requirements

• Age and residency: age eighteen or over and a bona fide resident of Mississippi before filing; licensees of other states apply instead for a nonresident licence.
• Course: 60 classroom hours of real estate courses from a college or community college or a Mississippi-approved pre-licence provider, before the exam.
• Background: a fingerprint-based criminal history check of the Mississippi central database and the FBI database, required of every applicant since July 1, 2016, and clearance through the Commission's investigation of public trust.
• Exam: a pass on both portions of the PSI exam; the state portion may be attempted only twice in the two months after the application is approved, after which a new application is needed.
• Insurance: errors and omissions insurance, required of every licensee under section 73-35-16 through the Commission's group policy or equivalent independent cover.
• Post-licence: a 30-hour post-licence course within 12 months of the temporary licence; the temporary licence goes inactive if the course is not done in time and lapses if it is never done.

2Steps to get your Mississippi real estate licence, in order

1. Complete 60 classroom hours

   At a college or a Commission-approved pre-licence provider from the list on the Commission's site.

2. Apply to the Commission with $100

   The resident salesperson application carries the education proof, a Mississippi property-owner's attestation of residency and the fingerprint background check; the $100 application fee covers the first one-year licence if you pass.

3. Pass both portions of the PSI exam for $75

   Once approved you schedule with PSI: 80 general questions in 2.5 hours (56 correct to pass) and 40 state questions in 1.5 hours (30 correct), or both in four hours; the $75 fee covers one or both portions and a retake is $75.

4. Receive the temporary licence with errors and omissions cover

   The temporary licence is valid one year and cannot be renewed; it is not issued without insurance.

5. Complete the 30-hour post-licence course within 12 months

   From a Commission-certified provider, offered in no less than two segments; completion converts the temporary licence to a permanent one.

The fixed parts are 60 course hours, the Commission's approval of the application and background check, a two-month exam window with one PSI sitting of up to four hours, and a 30-hour post-licence course within the temporary licence's first year; the Commission publishes no typical approval time in the documents read for this guide. Those parts come from the Commission's own law, form and bulletin, not a school's marketing:

• Course: 60 classroom hours at an approved provider, at its pace.
• Application: approved by the Commission after the fingerprint check; no approval time is published.
• Exam: 2.5 hours general and 1.5 hours state at a PSI centre, within two months of approval.
• Post-licence course: 30 hours within 12 months of the temporary licence.

5The Mississippi real estate exam

The salesperson exam is 120 questions in 4 hours, two portions, general (2.5 hours) and Mississippi state (1.5 hours), or both in a four-hour sitting, at a PSI test centre. You need 56 of 80 on the general portion (70%) and 30 of 40 on the state portion (75%) to pass. Both portions must be passed within the two months after the Commission approves the application. Retakes: the state portion may be taken only twice in the two-month window, and after two failures a new application follows a three-month wait; a candidate who passed the state portion may retake the national portion without limit within the two months; each retake costs $75.

6Reciprocity: already licensed in another state?

By nonresident licence. The statute exempts licensees of other states from the residency requirement and lets the Commission waive some or all of the pre-licence education for them; PSI's bulletin adds that an applicant with an active licence elsewhere may use real estate education from providers not approved by Mississippi, subject to the Commission's terms.

7Renewal and continuing education

The licence runs two years after the one-year temporary licence, on the cycle the Commission sets. To renew you complete 16 clock hours of approved continuing education within the licence period and pay $120 on time, or the statute caps the salesperson renewal fee at $60 a year, or $120 for a two-year renewal, and a licence renewed in the two-month grace period after notice pays a penalty equal to 100% of the fee before it is cancelled late.

First renewal: the 30-hour post-licence course within 12 months of the temporary licence, which is not renewable; continuing education starts with the permanent licence.

Later renewals: 16 clock hours of approved course work for each two-year renewal, of which the Commission may require up to 8 hours in set subjects, with up to 6 excess hours earned in the final three months carried forward.

8How much real estate agents make in Mississippi

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Mississippi, release May 2025:

A new salesperson licence is only usable under a broker, so the next decision is which brokerage.
