1What is in the pass
- Timed exams, as many as you want. Each one is 120 questions in 180 minutes, with the national portion drawn across PSI's national content areas in their published shares and the state portion in the salesperson item counts PSI's Iowa outline gives, so a full timed exam is 80 national and 40 state questions, with questions you have not seen yet served first. You get your score against the 70% pass line and a score for each portion, since each portion is passed separately.
- Practice by topic. Pick any of the 8 national content areas or an Iowa area, or the questions you missed last time. The right answer and the reason appear as soon as you answer.
- Iowa questions with their law cited. 134 questions on Iowa rules: who needs a license, renewal, continuing education and errors and omissions insurance, discipline and civil penalties, trust accounts and earnest money, brokerage agreements and back-up offers, disclosure of agency, duties to clients and customers, dual and appointed agents, the seller disclosure statement, assistance animals and discriminatory housing practices, support personnel, broker supervision and advertising, property management agreements and security deposits, and more. Each explanation names the Iowa Code section or Real Estate Commission rule (481 IAC chapters 2001 to 2022, formerly 193E) it comes from, with the date it was read.
- National questions to the outline. 400 questions on the principles every state tests, weighted to Pearson VUE's national content outline, down to each sub-topic. They include the 80 on the free practice exam.
- Your weak topics, tracked. Every answer is recorded in your browser, so the app can show your accuracy by topic and send you back to the areas below the pass line.

PSI's Iowa bulletin gives the national portion as a share of the exam for each content area and the state portion as item counts for salespersons: 2, 3, 4, 3, 3, 7, 6, 5, 1, 2, 2 and 2 of the 40 state items. A full timed exam here draws 80 national questions in those shares (rounded to whole questions) and exactly 40 state questions in those counts; you can also time each portion on its own. The Commission's rules were moved from chapter 193E to chapters 2001 to 2022 of agency 481 in June 2026, so the Iowa questions cite the new rule numbers.

2How the Iowa salesperson exam works
- Two portions. The salesperson exam has a national portion of 80 (80 points) questions in 120 minutes and a state portion of 40 (40 points) in 60 minutes. PSI may add a small number (5 to 10) of experimental questions that are not scored, but these questions will count against examination time.
- Passing score. You need 56 of 80 on the national portion and 28 of 40 on the state portion: In order to pass the examinations, you must achieve the minimum score on each part of the examination.
- Retakes. You cannot retest the same day; a candidate who fails on a Wednesday can retest as soon as Friday, depending on space.
- Fee. The examination fee is $95.
- After you pass. Apply for your license no later than the last business day of the sixth month after the qualifying examination date.

3A sample Iowa question
This is one of the Iowa questions in the pass, shown with its explanation and the law it comes from.
A salesperson is associated with a broker under an independent contractor agreement. What effect does this arrangement have on their duties under the Iowa real estate license law?
- The broker is no longer responsible for supervising the salesperson
- The salesperson's duties shift entirely to the broker
- The salesperson no longer needs to keep the broker informed of activities
- It does not relieve the broker or the salesperson of the duties and responsibilities under the law
Answer and explanation
Answer D: It does not relieve the broker or the salesperson of the duties and responsibilities under the law
A broker must supervise the salespersons and broker associates associated with the broker. An independent contractor or special compensation arrangement does not relieve either the broker or the salesperson of their statutory duties. Weak candidates often assume independent contractor status ends the broker's supervision, but the law says otherwise.
