1What is in the pass
- Timed exams, as many as you want. Each one is 154 questions in 230 minutes, with the national portion drawn across PSI's national content areas in their published shares and the state portion in the item counts PSI's Colorado outline gives, so a full timed exam is 80 national and 74 state questions, with questions you have not seen yet served first. You get a score for each portion against its own pass line: national portion 60 of 80, state portion 53 of 74.
- Practice by topic. Pick any of the 8 national content areas or a Colorado area, or the questions you missed last time. The right answer and the reason appear as soon as you answer.
- Colorado questions with their law cited. 142 questions on Colorado rules: license levels and exemptions, errors and omissions insurance, supervision of associate brokers, advertising, conflicts of interest, referral fees and rebates, sign crossing, fair housing, property management and security deposits, water rights and wells, the Contract to Buy and Sell Real Estate, listing and buyer agreements, counterproposals, standard forms, seller financing, trust or escrow accounts and earnest money, closing statements and prorations, single agency, transaction-brokerage and designated brokers, and more. Each explanation names the Colorado license law (C.R.S. title 12, article 10), Commission rule (4 CCR 725-1), Commission position statement or Commission-approved form it comes from, with the date it was read.
- National questions to the outline. 400 questions on the principles every state tests, weighted to Pearson VUE's national content outline, down to each sub-topic. They include the 80 on the free practice exam.
- Your weak topics, tracked. Every answer is recorded in your browser, so the app can show your accuracy by topic and send you back to the areas below the pass line.

PSI's Colorado bulletin gives the national portion as a share of the exam for each content area and the state portion as item counts: 2, 5, 11, 7, 23, 5, 10 and 11 of the 74 state items. A full timed exam here draws 80 national questions in those shares (rounded to whole questions) and exactly 74 state questions in those counts; you can also time each portion on its own. The bulletin's pass lines are counts, 60 of 80 and 53 of 74; the app scores a timed state portion against the same line, so 53 correct of 74 passes and 52 does not. Colorado's landlord-tenant, water, tax and foreclosure protection statutes are not published free by the state outside a terms-of-use site, so those additional topics are asked from the Commission's position statements and approved forms.

2How the Colorado broker exam works
- Two portions. The broker exam has a national portion of 80 questions in 120 Minutes and a state portion of 74 questions in 110 Minutes. PSI may add a small number (5 to 10) of experimental questions that are not scored but count against examination time.
- Passing score. You need 60 correct of 80 on the national portion and 53 correct of 74 on the state portion. If one part is failed, the applicant may retake it at a subsequent time. In no event will a passing score on either part of the exam be accepted beyond one year.
- Education first. Finish your pre-license education before you test: if you complete your exam before completing your pre-license education requirement, your exam will not be counted towards your license requirement.
- Fee. PSI charges $49.00 for a first-time exam and $48.00 for a retake.

3A sample Colorado question
This is one of the Colorado questions in the pass, shown with its explanation and the law it comes from.
Under the Commission's position on leasing and property management, how does a broker's agency role differ between leasing services and property management services?
- In leasing the broker is a special agent; in property management the broker is a general agent.
- In leasing the broker is a general agent; in property management the broker is a special agent.
- In both leasing and property management the broker acts as a special agent.
- In both leasing and property management the broker acts as a general agent.
Answer and explanation
Answer A: In leasing the broker is a special agent; in property management the broker is a general agent.
The Commission treats leasing as a one-time activity in which the broker acts as a special agent. Property management is an ongoing relationship in which the broker is a general agent. The reversed option is tempting but has the roles backward. The ongoing nature of property management is what makes the broker a general agent.
