1Colorado real estate licence requirements
- Education: 168 hours of classroom or equivalent distance-learning instruction from an accredited college or a real estate school: Real Estate Law and Practice 48 hours, Colorado Real Estate Contracts 48 hours, Real Estate Closings at least 24, Trust Accounts and Record Keeping at least 8, Current Legal Issues at least 8, and Practical Application at least 32; or a degree from an accredited college with a major in real estate.
- Exam: a pass on both parts, national and Colorado, of the Real Estate Licensing Examination given by the Division's testing service, with the education completed and filed first.
- Background: a set of fingerprints submitted to the Colorado Bureau of Investigation for a state and national criminal history record check, before the application is filed.
- Insurance: errors and omissions insurance covering every act requiring a licence, in effect while the licence is active.
- Deadline: a passing score on either part is valid for one year; a complete application must be filed within that year or the grade lapses.
- Age and other routes: the Division's application page routes applicants by background: never licensed, licensed elsewhere for at least two years, licensed elsewhere for less, former Colorado brokers, military spouses, and licensed attorneys each have their own requirements.

2Steps to get your Colorado real estate licence, in order
Complete the 168 hours of qualifying education
Six courses at an accredited college or a Commission-approved real estate school, or a degree with a major in real estate; proof must be filed before the exam.
Get fingerprinted through the Colorado Bureau of Investigation
The state and national criminal history check must be started before the application is submitted to the Division.
Pass the national and Colorado parts of the exam
The Division's testing service charges a $44.95 exam fee; a failed part can be retaken alone, and a pass on either part stays valid for one year.
Apply to the Division with the $83 fee within one year
The broker application fee is $83 and, like all Division fees, is non-refundable; the initial licence expires on December 31 of the year it is issued.
Buy errors and omissions insurance and activate under an employing broker
Every active broker must carry E&O insurance covering all licensed acts, under section 12-10-204 of the statute; transferring or activating under an employing broker costs $5.

5The Colorado real estate exam
The broker exam is a national part and a Colorado part, two parts, national and Colorado, developed and administered by a third-party testing service. You need a passing score on each part, as set by the Commission and its testing service to pass. The Commission certifies exam results to no one until the applicant is licensed. Retakes: a failed part may be retaken at a later sitting while the other part's pass stays valid for one year; each sitting carries the $44.95 exam fee.

6Reciprocity: already licensed in another state?
Partial, by category. The Division's application requirements page separates applicants who have held a non-expired licence in another jurisdiction for at least two years from those licensed elsewhere for less or whose licence has expired, and sets different education and exam requirements for each; the detailed terms sit behind those selections and were not read for this guide.

7Renewal and continuing education
The licence runs three calendar years, after an initial licence that expires on December 31 of the year it is issued. To renew you complete 24 clock hours of approved continuing education within the licence period and pay $252.
First renewal: no continuing education for a licence that expires on December 31 of the year it was first issued; the 24-hour requirement starts with the first full three-year cycle.
Later renewals: 24 credit hours per cycle: the 4-hour Annual Commission Update in each of the three years, 12 hours in all, plus 12 hours of electives in approved subject areas; the base renewal fee is $252, and a licence renewed 32 days to a year late pays a reinstatement fee of half the renewal fee.

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Colorado, release May 2025:

A new associate broker licence is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 10,945 Colorado agents had a published brokerage profile; the largest single company was HomeSmart with 2,510 of them, and the largest brand was HomeSmart with 2,510.
