How to become a real estate agent in Wisconsin

1Wisconsin real estate licence requirements

• Education: completion of an approved 72-hour salesperson program from an approved provider, or ten semester credits in real estate or real estate law at an accredited institution, or a Wisconsin law licence; the statute lets the Board waive the program for the ten-credit route.
• Exam: a pass on the salesperson exam, which may be taken before the education is finished; the DSPS must receive the application before the scores are one year old.
• Deadline: the education must have been completed within four years of the licence application.
• Competency and character: a fair knowledge of English, of deeds, mortgages, land contracts, leases and sales contracts, and of principal and agent obligations, shown by the exam; the application asks about criminal convictions, probation and parole and other licences, and the DSPS weighs whether a crime relates to real estate practice, how recent it is, and rehabilitation.
• Age: the statute and handbook read for this guide state no minimum age, so none is quoted here.

2Steps to get your Wisconsin real estate licence, in order

1. Complete the 72-hour program

   From a DSPS-approved provider, listed by school code in the handbook and on dsps.wi.gov; you may sit the exam before finishing it.

2. Pass the Pearson VUE salesperson exam for $65

   One exam of 140 scored items plus 5 to 10 pretest items in four hours; a scaled score of 75 passes, and a failed exam can be rebooked after 24 hours.

3. Apply to the DSPS with the credential fee

   File the application, education certificate and exam result with the DSPS before the scores are a year old; the initial credential fee is an amount the department sets under section 440.03(9)(a), waived for eligible veterans.

5The Wisconsin real estate exam

The salesperson exam is 140 questions in 4 hours, one four-hour exam at a Pearson VUE test centre, with some scenario questions and Wisconsin WB forms shown on screen. You need a scaled score of 75, set by the DSPS with Pearson VUE to pass. Scores are reported on a 0 to 100 scale; a numeric score is given only to failing candidates to show how close they came. Retakes: a new reservation can be made 24 hours after a failed exam, at the $65 fee each time; the DSPS application must still be filed before a passing score is a year old.

6Reciprocity: already licensed in another state?

By agreement or endorsement. The Board may enter reciprocal agreements with other states under section 452.05(3); a salesperson licensed in a state without one applies by endorsement and completes a 13-hour salesperson pre-licensing course instead of the 72 hours, then passes the exam. The list of reciprocal states is kept by the DSPS and was not in the documents read for this guide.

7Renewal and continuing education

The licence runs two years, with every licence renewed by December 14 of even-numbered years; the first licence runs until that date. To renew you complete 18 clock hours of approved continuing education within the licence period.

First renewal: the same 18 hours of approved continuing education, required even in the partial biennium in which you were first licensed.

Later renewals: 18 hours of approved continuing education every two years; the renewal fee is set by the department under section 440.03(9)(a), with $10 of each renewal paid to the University of Wisconsin for real estate research, and a licensee who has not renewed by the date may not practise until the licence is renewed.
