How to become a real estate agent in Utah

This page is independent of any school or brokerage. Requirements change (realestate.utah.gov refuses automated readers, so its pages come from Internet Archive captures dated in the sources, and the fee schedule read is marked effective until December 31, 2025; Pearson VUE's handbook is its July 2024 edition), so each section names the official page it was read from and the date. If a figure below disagrees with the Division's page today, the board is right and this page is stale: the date tells you how stale.

1Utah real estate licence requirements

• Age and education: at least 18 at the time of application, a valid Social Security number, and at minimum a high school diploma or its equivalent.
• Character: the statutory qualifications of honesty, integrity, truthfulness, reputation and competency under Utah Code 61-2f-203, with rule R162-2f-201 setting how criminal history is weighed.
• Course: 120 hours of approved education at a certified Real Estate Pre-License School, following the Division's pre-licence curriculum; the school's certifying document is valid for one year.
• Exam: a pass on the Real Estate Sales Agent Exam within one year of completing the course.
• Deadline: the licence application within 90 days of passing both exam components and within 12 months of finishing the education; miss the exam deadline and you retake the exam, miss the education deadline and you retake the course.
• Background: fingerprints for a criminal background check, taken at a Pearson VUE test centre by advance appointment or on FBI cards elsewhere, with the fingerprint processing and FBI Rap Back fees paid to the Division.

2Steps to get your Utah real estate licence, in order

1. Complete the 120-hour course at a certified school

   The school issues the candidate education certifying document, which is valid for one year and must be submitted within 90 days of passing the exam.

2. Book and pass the Pearson VUE exam for $69

   The general portion has 80 scored items plus 5 pretest items and the state portion 50 scored items plus 5 to 10 pretest items; the passing scaled score is 70 on each, and numeric scores are reported only to failing candidates.

3. Get fingerprinted

   Digital fingerprinting is offered at the Bountiful, Draper, Ogden and Orem test centres for sales candidates who book a UTFP fingerprint appointment through Pearson VUE for $35; elsewhere you receive two FD-258 cards to have taken locally and file with the application.

4. Apply online with a UtahID within 90 days and pay $154

   The fee covers the $100 application, $12 recovery fund, $32 fingerprint processing and $10 Rap Back enrolment; all documents are uploaded as PDFs, and the Division emails fingerprint authorisation forms within one to two business days and quotes 30 days to process.

3How much a Utah real estate licence costs

The Division publishes a fee schedule and Pearson VUE its exam fee; tuition for the 120 hours is set by the certified schools.

4How long it takes to become a real estate agent in Utah

The fixed parts are 120 course hours, one Pearson VUE sitting with fingerprints taken the same day, an online application within 90 days of passing, and the Division's stated 30-day processing time. Those parts come from the Division's own pages and the exam vendor's handbook, not a school's marketing:

• Course: 120 hours at a certified school, at its pace; the certificate lasts one year.
• Exam and fingerprints: one Pearson VUE sitting, with digital fingerprints by advance appointment at four Utah centres.
• Application: online within 90 days of passing; fingerprint forms emailed within one to two business days.
• Processing: 30 days, per the Division's current processing times notice.

5The Utah real estate exam

The sales agent exam is 130 questions, general and Utah state portions at a Pearson VUE test centre; the time allowed was not in the handbook or outline read for this guide. You need a scaled score of 70 on each portion to pass. A score report is issued at the test centre, with the application documents the Division requires; scores can also be retrieved from your Pearson VUE account. Retakes: the handbook sets no waiting period or attempt limit, but a pass on both components must come within one year of the course and the application within 90 days of it; each reservation carries the $69 fee.

6Reciprocity: already licensed in another state?

With Georgia, Mississippi and Alberta, Canada. An active licensee in good standing from one of those applies with certified licence histories no more than six months old from every jurisdiction, two FBI FD-258 fingerprint cards delivered to the Division, and a UtahID application. Active licensees from other states may qualify for a waiver of some education or the national exam, but not if the licence is expired, inactive or not in good standing.

7Renewal and continuing education

The licence runs two years, with the expiry date printed on the licence; the renewal window opens 45 days before the last day of the expiry month. To renew you complete 18 clock hours of approved continuing education within the licence period and pay $102 on time, or $60 renewal plus $32 fingerprint processing and $10 Rap Back, $102 in all; $152 if renewed within 30 days after expiry and $202 to reinstate from 31 days to 12 months, and a licence expired more than 30 days also converts to expired-inactive and costs $15 to reactivate under a brokerage late.

First renewal: for a sales agent renewing for the first time, the 12-hour New Agent Course plus a Division-approved 3-hour mandatory course, with the remaining 3 hours from any core or elective course.

Later renewals: 18 hours of certified continuing education per cycle, at least 9 of them core topics including the 3-hour mandatory course, all completed by the 15th of the renewal month.

8How much real estate agents make in Utah

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Utah, release May 2025:

BLS counts agents paid as employees and reports wages, not the commissions of self-employed agents, so these are a floor for the occupation rather than what a typical commissioned agent takes home.

9After the licence: choosing a brokerage in Utah

A new sales agent licence is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 4,957 Utah agents had a published brokerage profile; the largest single company was Real Broker with 886 of them, and the largest brand was Real Brokerage with 886. 10Pre-licence schools in Utah

The Division certifies the pre-licence schools ($50 to apply) and instructors ($100), and the continuing education courses ($75) and instructors; only a certified school's 120 hours count, and the list is on the Division's site. The list is at the Division's pre-licence schools page.
