How to become a real estate agent in Oklahoma

This page is independent of any school or brokerage. Requirements change (the OREC pages and checklist are the versions read on the date shown (the checklist is effective January 1, 2026 and the fee schedule November 1, 2024), and Pearson VUE's handbook is its July 2024 edition; the OREC's FAQ still quotes a $100 issuance fee where the fee schedule shows $110), so each section names the official page it was read from and the date. If a figure below disagrees with the OREC's page today, the board is right and this page is stale: the date tells you how stale.

1Oklahoma real estate licence requirements

• Age and status: at least 18 years old, and a U.S. citizen or lawful permanent resident, proved with a birth certificate or passport rather than a driving licence.
• Course: an approved 90-hour pre-licence salesperson course, completed within the three years before the application.
• Background: a live-scan background check through IdentoGO with the OREC's service code, for a $60 processing fee.
• Application first: an online application with the $35 processing fee before the exam; the OREC reviews it within five business days and then sends the exam authorisation, and out-of-state applicants name an Oklahoma resident as registered agent.
• Exam: a pass on both portions of the licensing exam within one year of the application, with unlimited attempts; after a year a new application and background check are needed.
• Brokerage: after passing, selecting a brokerage in the OREC portal; the licence issues once the brokerage approves and the issuance fee is paid.

2Steps to get your Oklahoma real estate licence, in order

1. Complete the 90-hour pre-licence course

   From the OREC's approved basic course list; the certificate is good for three years.

2. Book the IdentoGO background check for $60

   A live-scan appointment with service code 2B7NR3; the report goes to the OREC.

3. Apply online with $35

   Upload the course certificate and proof of citizenship; the OREC reviews within five business days and emails any missing items, then Pearson VUE emails a scheduling link within 48 hours of approval.

4. Pass both portions of the Pearson VUE exam at $75 each

   The national portion has 80 scored items in 150 minutes and the state portion 40 in 90 minutes; a scaled 70% passes each, portions can be taken separately or together, and a failed portion can be rebooked immediately with no limit on attempts.

5. Pay the $110 issuance fee and join a brokerage

   Within 48 hours of passing the OREC emails a link to issue the licence online; you select your brokerage, it approves, and you pay the provisional sales associate issuance fee, $110 active or inactive, which includes the education fee.

6. Complete the 45-hour post-licence course before the licence expires

   The provisional licence is non-renewable; finishing the course before expiry converts it to a sales associate licence ($220 active).

Those parts come from the OREC's own instructions and the exam vendor's handbook, not a school's marketing:

• Exam: 150 minutes for the national portion and 90 for the state portion at a Pearson VUE centre, together or separately.

5The Oklahoma real estate exam

The salesperson exam is 120 questions in 4 hours, two portions, national (150 minutes) and Oklahoma state (90 minutes), taken separately or consecutively at a Pearson VUE test centre. You need a scaled score of 70% on each portion to pass. Once both portions are passed, the OREC emails licence issuance instructions within 48 hours. Retakes: a failed portion can be rescheduled immediately with no limit on attempts during the one-year authorisation, at $75 per attempt; after a year without a pass, a new application and background check are required.

6Reciprocity: already licensed in another state?

By a separate application. A licensee from another state applies directly for a sales associate licence with licence histories from every state, proof of citizenship, the IdentoGO check and the $35 fee, after eight hours of Oklahoma courses: one hour on the Broker Relationship Act, one on the Code and Rules and six on Oklahoma contracts and forms; the OREC's checklist does not require the 90-hour course of these applicants. Out-of-state applicants also name an Oklahoma resident as registered agent.

7Renewal and continuing education

The licence runs three years for a sales associate licence; the provisional licence is non-renewable and converts by completing the post-licence course before it expires. To renew you complete 30 clock hours of approved continuing education within the licence period and pay $220.

First renewal: the 45-hour post-licence course before the provisional licence expires, which converts it to a sales associate licence at the $220 active issuance fee ($145 inactive).

Later renewals: 30 hours per three-year term for a resident sales associate: 6 hours of contracts and forms, 3 of professional conduct, 1 each on the Broker Relationship Act, the Code and Rules, fair housing and a hot topic, plus 17 elective hours; the active renewal is $220 ($145 inactive), inactive licensees owe no CE until they reactivate, and a licence lapsed under a year renews online.

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Oklahoma, release May 2025:

BLS counts agents paid as employees and reports wages, not the commissions of self-employed agents, so these are a floor for the occupation rather than what a typical commissioned agent takes home.

9After the licence: choosing a brokerage in Oklahoma

A new provisional sales associate licence is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 2,878 Oklahoma agents had a published brokerage profile; the largest single company was Keller Williams with 1,047 of them, and the largest brand was Keller Williams with 1,047.
