How to become a real estate agent in New Mexico

This page is independent of any school or brokerage. 1New Mexico real estate licence requirements

• Age and residency: the age of majority, and legal residency in the United States.
• Courses: certificates for three Commission-approved 30-hour pre-licensing courses, Real Estate Principles and Practice, Real Estate Law and Broker Basics, 90 hours in all, completed within the three years before applying to take the exam.
• Exam: a pass on both the state and national portions of the broker examination with a minimum score of 75 on each, no later than 90 calendar days after your first sitting, or both portions are retaken.
• Deadline: a licence application within six months of passing; after that the exam must be retaken unless the Commission accepts a written explanation.
• Background and insurance: documentation of fingerprinting for state and national arrest-record matching, and a certificate of current errors and omissions insurance meeting 16.61.5 NMAC.
• Post-licence: the 30-hour New Broker Business Practices course, or CCIM 101, within the first year of licensure.

2Steps to get your New Mexico real estate licence, in order

1. Complete the three 30-hour courses

   Principles and Practice, Real Estate Law and Broker Basics from Commission-approved providers; applications to test go directly to the Commission's examination contractor with the certificates attached.

2. Pass both portions of the broker exam for $95

   The exam fee is $95 per exam paid to the exam provider; both portions must be passed with a score of 75 within 90 days of the first attempt.

3. Get fingerprinted and buy errors and omissions insurance

   Both are filed with the application: the fingerprint documentation and a certificate of insurance meeting the Commission's rule.

4. Apply through NM-PLUS within six months with $270 plus $30

   The score report, fingerprint documentation, insurance certificate and the non-refundable application fee of $270 for a three-year licence, plus the $30 recovery fee, go in online with the Universal Form.

5. Take the 30-hour New Broker Business Practices course in your first year

   Required of every new associate broker by Commission rule; up to 10 of its hours also count toward continuing education.

5The New Mexico real estate exam

The broker exam is a national portion and a New Mexico state portion; the contractor's handbook with the question counts was not read for this guide, state and national portions of the broker examination, applied for directly with the Commission's examination contractor. You need a minimum score of 75 on each portion to pass. A written score report from the contractor documenting a score of at least 75 on both portions is filed with the licence application. Retakes: a candidate who has not passed both portions within 90 days of the first sitting retakes both; each exam costs $95.

6Reciprocity: already licensed in another state?

With Massachusetts, Louisiana and Georgia, plus a waiver for others. Licensees of those three states apply under written licence recognition agreements through the Commission's education administrator. Any broker licensed elsewhere can seek a waiver of 60 of the 90 hours with a certified licence history showing principles and law courses, and may skip the national exam unless only a salesperson exam was passed; the 30-hour Broker Basics course and the state portion remain.

7Renewal and continuing education

The licence runs three years. To renew you complete 36 clock hours of approved continuing education within the licence period and pay $270 on time, or $270 plus the $30 recovery fee on time; $810 (the renewal fee plus a $540 penalty) for up to one year after expiry late.

First renewal: the 30-hour New Broker Business Practices course or CCIM 101 within the first year, of which up to 10 hours count toward the cycle's continuing education.

Later renewals: 36 hours per three-year cycle: the annual Commission core course each calendar year, a 4-hour ethics course, 4 core elective hours for associate brokers and the balance in approved courses, with property management endorsements adding their own hours; the only exemption is for brokers who were 65 with 20 continuous years of licensure before July 1, 2011.

8How much real estate agents make in New Mexico

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For New Mexico, release May 2025:

BLS counts agents paid as employees and reports wages, not the commissions of self-employed agents, so these are a floor for the occupation rather than what a typical commissioned agent takes home.

9After the licence: choosing a brokerage in New Mexico

A new associate broker licence is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 2,100 New Mexico agents had a published brokerage profile; the largest single company was Coldwell Banker Legacy with 465 of them, and the largest brand was Coldwell Banker with 608. The Commission's Education Advisory Committee approves the sponsors, instructors and courses under 16.61.15 NMAC; a new sponsor pays $500 and a new course $50 plus $2 per credit hour, and the approved course catalog and provider list are posted on the education page.
