2Steps to get your Nebraska real estate licence, in order

  1. Complete the 96 hours of pre-licence education

    Three 30-hour courses plus the 6-hour Professional Practice Standards course from Commission-approved providers.

  2. Apply online with $175 plus the $150 exam fee

    The application carries a passport-style photo and the education proof; staff review it within 24 to 48 hours and the whole process takes about four to six weeks.

  3. Get fingerprinted through the Nebraska State Patrol

    By Livescan at a State Patrol site or on mailed cards, with the $80 fee; the report takes four to six weeks on average.

  4. Pass both portions of the Pearson VUE exam

    After the Commission confirms eligibility: the national portion is 80 items in 2.5 hours and the state portion 50 items in 1.5 hours, with 5 to 10 pretest items and 75% to pass; a retake needs a new $150 exam fee and an online retake form the day after a fail.

  5. Pay the $90 licence fee with proof of insurance

    The licence issuance form on the portal sets active or inactive status; the licence runs to December 31 of the year issued, and 12 hours of post-licence education (course 7000) are due within 180 days.

5The Nebraska real estate exam

The salesperson exam is 130 questions in 4 hours, two portions, national (2.5 hours) and Nebraska state (1.5 hours), four hours in all, at a Pearson VUE test centre, scheduled after the Commission confirms eligibility. You need 75% on the examination to pass. A score report marked pass or fail is issued at the test centre; a passed portion is retained while the other is retaken, until the application expires. Retakes: an online retake form the day after a failed exam plus a new $150 examination fee within the year the application is valid; only the failed portion is retaken.

6Reciprocity: already licensed in another state?

By licence recognition. A person holding a licence in good standing in another jurisdiction can be issued the equivalent Nebraska licence while staying a non-resident or on moving to Nebraska, through the licence recognition application, a three-hour course, the fingerprint background check and the Commission's fees; a non-resident salesperson may work under a Nebraska broker in a different manner from the home-state arrangement as long as the Nebraska law is met.

7Renewal and continuing education

The licence runs two years after a first licence that expires December 31 of the year it is issued; renewals are due by November 30. To renew you complete 18 clock hours of approved continuing education within the licence period and pay $180 on time, or $180 for two years, plus $25 for each month or part month from December 1 until the late window closes on July 1 late.

First renewal: 12 hours of post-licence education (course 7000) within 180 days of licensure, or the licence goes inactive; no continuing education is due until the second renewal.

Later renewals: 18 clock hours every two years: at least 12 of Commission-approved continuing education, six of them in designated subjects marked R, with up to six hours of approved training, plus three hours each for property managers and team members; renewals cannot be submitted until the education and errors and omissions insurance are on file.
