How to become a real estate agent in Maine

Requirements change (the Commission's licensing page is the version read on the date shown and Pearson VUE's handbook is its December 2025 edition; the Commission's course-hours page could not be reached, so the Sales Agent Course is described without an hour count), so each section names the official page it was read from and the date. 1Maine real estate license requirements

• Age and education: at least 18 at the time of application, with a high school diploma or equivalent.
• Course: the Commission-approved Sales Agent Course passed with a minimum final grade of 75%; the course completion certificate is valid for one year.
• Exam: a pass on the Pearson VUE sales agent examination, general and Maine law portions, within one year of passing the course.
• Deadline: a license application within one year of passing the examination, filed no sooner than the day after the scores reach the Commission.
• Agency: a signed and dated recommendation from the designated broker of the licensed agency you will work for; a sales agent may only work in the employ of a licensed agency.
• Background: a criminal records check, whose $21 fee is paid with the application.

2Steps to get your Maine real estate license, in order

1. Pass the Sales Agent Course

   With a final grade of at least 75% at an approved provider; the original transcript goes in with the application and the certificate lasts one year.

2. Pass the Pearson VUE exam for $88

   The general portion is 80 scored items in 2.5 hours and the Maine Law portion 1.5 hours; a scaled 75 passes, and a candidate who fails rebooks the whole sales agent exam after 24 hours and is given only the portion still needed, as often as the certificate lasts.

3. Apply online with $100 plus $21 within a year of passing

   The application carries the score report, the course transcript and the designated broker's recommendation; the license fee is $100 and the criminal records check $21.

4. Work two years as a sales agent, then upgrade

   The sales agent license runs two years and is not renewable; after two years of practice and the Associate Broker Course, you apply for the associate broker license within 30 days before the sales agent license expires and within five years of its issue.

4How long it takes to become a real estate agent in Maine

The fixed parts are the Sales Agent Course, one Pearson VUE sitting of four hours within a year of it, and an online application within a year of passing; the Commission publishes no typical processing time on the page read for this guide, and the license then runs two years before the associate broker step. • Upgrade: after two years as a sales agent, the Associate Broker Course and a renewable two-year license.

5The Maine real estate exam

The sales agent exam is 120 questions in 4 hours, general portion (2.5 hours) and Maine Law portion (1.5 hours) at a Pearson VUE test center, reserved at least 24 hours ahead. You need a scaled score of 75; numeric scores are reported only to failing candidates to pass. A score report marked pass or fail is issued at the test center, with application information for those who pass. Retakes: a failed sales agent exam is rebooked after 24 hours, as many times as needed before the one-year course certificate expires; Pearson VUE administers only the portion still required.

6Reciprocity: already licensed in another state?

With every state, by exam. A resident or non-resident holding an active license in good standing elsewhere qualifies for the comparable Maine license by passing the Maine Law examination, filing a certificate of licensure from each state less than 30 days old, affiliating with a Maine agency and paying the $100 fee plus the $21 records check; a non-resident must be licensed in their home state, and a salesperson elsewhere maps to Maine's associate broker level.

7Renewal and continuing education

The license runs two years, and the sales agent license cannot be renewed. It is no renewal: upgrade to associate broker.

First renewal: no renewal exists for the sales agent license; after two years of practice you complete the Associate Broker Course and apply for the renewable associate broker license, within 30 days before the sales agent license expires and within five years of its issue.

Later renewals: the associate broker license renews every two years for $100, with a $50 late fee within 90 days of expiry, subject to the Commission's continuing education rule; an expired sales agent license cannot be reinstated by exam the way broker licenses can.

8How much real estate agents make in Maine

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Maine, release May 2025:

BLS counts agents paid as employees and reports wages, not the commissions of self-employed agents, so these are a floor for the occupation rather than what a typical commissioned agent takes home.

9After the license: choosing a brokerage in Maine

A new sales agent license is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 1,430 Maine agents had a published brokerage profile; the largest single company was Keller Williams with 311 of them, and the largest brand was Keller Williams with 311. Ask each brokerage for its commission split and fees in writing before you sign.

One thing worth knowing before your profile goes live: a brokerage profile page is public, and the contact details on it get collected and sold as marketing lists, such as the Maine list from US Realtor List, which is why vendor email tends to start the week an agent's profile first appears. Any list of this kind should tell you how to come off it, and a reputable one acts on that request.
