How to become a real estate agent in Kentucky

1Kentucky real estate licence requirements

• Age and education: at least 18 years of age with a high school diploma or GED before taking any step toward the licence.
• Course: the Kentucky 96-hour pre-licence course from a KREC-approved provider, or six academic credit hours in real estate courses from a college or university, completed before the exam reservation.
• Background: a national criminal history check requested before registering for the exam: the FBI report ($18, mailed in about a week) or the Kentucky State Police report ($51.25, fingerprints by IdentoGO appointment, sent straight to the KREC); reports expire 90 days after issue.
• Exam: a pass on both portions of the sales associate exam through PSI; testing before the education and background steps are met voids the scores.
• Deadline: a complete application within 60 days of passing both portions, before the background report expires, or the exam results are void.
• Insurance: proof of errors and omissions insurance coverage, filed with the application along with the course certificate and diploma.

2Steps to get your Kentucky real estate licence, in order

1. Complete the 96-hour course

   Through a KREC-approved education provider, or by six real estate credit hours at an accredited college.

2. Order the criminal history check

   Before registering for the exam, request the FBI report online or book Kentucky State Police fingerprinting through IdentoGO with the KREC service code; you need not wait for the result to book the exam.

3. Pass both portions of the PSI exam for $100

   Register with PSI and pay at reservation; testing sites include Bowling Green, Lexington, Louisville, Maysville, Paducah and Somerset, and passing candidates receive the licence application at the test site.

4. Apply within 60 days and pay $130

   By the paper application from the test site or the online link emailed within 36 to 48 hours of passing, with the course certificate, diploma, proof of errors and omissions insurance and any out-of-state licence histories; $130 for an active licence or $120 to go directly inactive.

5. Complete 48 hours of post-licence education within two years

   Required of every sales associate licensed after January 1, 2016: 32 mandatory hours across nine topics and 16 electives, from KREC-approved providers.

5The Kentucky real estate exam

The sales associate exam is a national portion and a Kentucky portion, both of which must be passed, two portions given by PSI at its Kentucky test centres and in Cincinnati, Cleveland, Columbus, Knoxville and Nashville, by reservation. You need a pass on both portions; the KREC's pages state no numeric score and PSI's current bulletin could not be read to pass. Passing candidates receive their licence application at the PSI test site and an email from the KREC within 36 to 48 hours. Retakes: the KREC's pages set no waiting period or attempt limit; each reservation carries PSI's $100 fee.

6Reciprocity: already licensed in another state?

With Florida, Illinois and Tennessee. The KREC's licensing page lists signed reciprocity agreements with those three states; a reciprocal applicant completes a 40-hour reciprocal licence law course, orders the criminal history check, passes PSI's reciprocity sales associate exam and applies like any other candidate. Licensees of other states apply through the standard route and file licence histories from every state.

7Renewal and continuing education

The licence runs two years, with renewals due by March 31 of every even-numbered year. To renew you complete 48 clock hours of approved continuing education within the licence period and pay $130 on time, or $130 for an active licensee ($120 inactive) plus a $200 late renewal fee, and a $1,000 late fee for continuing education or the Core course late.

First renewal: 48 hours of post-licence education within the first two years of an active licence: 32 mandatory hours (Commission Compliance 3, Agency 6, Contracts 6, Finance 3, Advertising 3, Disclosure 3, Fair Housing 3, Technology and Data Security 3, Risk Management 2) plus 16 electives.

Later renewals: continuing education from KREC-approved providers, including the state-specific Kentucky Core Course once every four years, which satisfies the requirement in the year it is taken; the annual hour count was not on the pages read for this guide.

8How much real estate agents make in Kentucky

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Kentucky, release May 2025:

A new sales associate licence is only usable under a broker, so the next decision is which brokerage.
