1What is in the pass
- Timed exams, as many as you want. Each one is 120 questions in 240 minutes, with the national portion drawn across PSI's national content areas in their published shares and the state portion in the affiliate broker item counts PSI's Tennessee outline gives, so a full timed exam is 80 national and 40 state questions, with questions you have not seen yet served first. You get your score against the 70% pass line and a score for each portion, since each portion is passed separately.
- Practice by topic. Pick any of the 8 national content areas or a Tennessee area, or the questions you missed last time. The right answer and the reason appear as soon as you answer.
- Tennessee questions with their law cited. 128 questions on Tennessee rules: examinations, licenses, errors and omissions insurance, continuing education, advertising, teams, gifts and prizes, supervision and termination of affiliation, commissions paid through the principal broker, offers to purchase, electronic records, escrow or trustee accounts and trust money, net price listings, buyer representation agreements, disclosure of a licensee's personal interest, civil penalties, time-shares, rental location agents and vacation lodging services, and more. Each explanation names the Tennessee Real Estate Commission rule (Tenn. Comp. R. & Regs. chapter 1260) it comes from, with the date it was read.
- National questions to the outline. 400 questions on the principles every state tests, weighted to Pearson VUE's national content outline, down to each sub-topic. They include the 80 on the free practice exam.
- Your weak topics, tracked. Every answer is recorded in your browser, so the app can show your accuracy by topic and send you back to the areas below the pass line.

PSI's Tennessee bulletin gives the national portion as a share of the exam for each content area and the state portion as item counts for affiliate brokers: 4, 4, 7, 5, 4, 4, 3, 6 and 3 of the 40 state items. A full timed exam here draws 80 national questions in those shares (rounded to whole questions) and exactly 40 state questions in those counts; you can also time each portion on its own. The Tennessee Code is published free only on a LexisNexis site that requires accepting its terms of use, so the Tennessee questions here come from the Commission's rules, and topics found only in the statute (designated agency, facilitators, dual agency and the discrimination provisions) are not asked.

2How the Tennessee affiliate broker exam works
- Two portions. The affiliate broker exam has a national portion of 80 questions in 160 minutes and a state portion of 40 questions in 80 minutes. PSI may add a small number (5 to 10) of experimental questions that are not scored but count against examination time.
- Passing score. You need 56 (70%) on the national portion and 28 (70%) on the state portion. If you pass one section and fail the other, you need retake only the section you failed; a passed section counts for two (2) retakes of the failed section or one (1) year, whichever comes first.
- Fee. PSI charges $63.00 for the full exam, $37.00 for the national portion only and $26.00 for the state portion only.

3A sample Tennessee question
This is one of the Tennessee questions in the pass, shown with its explanation and the law it comes from.
Who is required to maintain a separate escrow or trustee account for holding trust money received in a fiduciary capacity?
- Each affiliate broker
- The closing attorney or title company
- Each principal broker
- The Tennessee Real Estate Commission
Answer and explanation
Answer C: Each principal broker
The duty to maintain a separate escrow or trustee account rests on each principal broker. Affiliate brokers do not keep their own escrow accounts. Instead, they turn trust money over to their principal broker. A title company or attorney may hold funds only where the contract authorizes it, so it is not the party the rule requires to keep the account.
