1What is in the pass
- Timed exams, as many as you want. Each one is 120 questions in 200 minutes, with the national portion drawn across PSI's national content areas in their published shares and the state portion in the associate item counts PSI's South Carolina outline gives, so a full timed exam is 80 national and 40 state questions, with questions you have not seen yet served first. You get your score against the 70% pass line and a score for each portion, since each portion is passed separately.
- Practice by topic. Pick any of the 8 national content areas or a South Carolina area, or the questions you missed last time. The right answer and the reason appear as soon as you answer.
- South Carolina questions with their law cited. 123 questions on South Carolina rules: the Commission, who needs a license, license status, renewal and continuing education, the broker-in-charge's rules on advertising, compensation, offers and records, trust accounts and earnest money, discipline, a firm's duties to clients and customers, dual and designated agency, the agency disclosure, teams, the property condition disclosure statement, the vacation rental act, landlord and tenant law, fair housing, the homestead exemption and the deed recording fee, and more. Each explanation names the South Carolina Code section it comes from, with the date it was read.
- National questions to the outline. 400 questions on the principles every state tests, weighted to Pearson VUE's national content outline, down to each sub-topic. They include the 80 on the free practice exam.
- Your weak topics, tracked. Every answer is recorded in your browser, so the app can show your accuracy by topic and send you back to the areas below the pass line.

PSI's South Carolina bulletin gives the national portion as a share of the exam for each content area and the state portion as item counts for associates: 9, 11, 11, 6 and 3 of the 40 state items. A full timed exam here draws 80 national questions in those shares (rounded to whole questions) and exactly 40 state questions in those counts; you can also time each portion on its own.

2How the South Carolina associate exam works
- Two portions. The associate exam has a national portion of 80 questions in 120 minutes and a state portion of 40 questions in 80 minutes, 200 minutes when you take both. PSI may add 5 to 10 experimental questions that are not scored and whose time does not count against you.
- Passing score. You need 56 correct on the national portion and 28 correct on the state portion, and you must pass both portions to apply for a license.
- Eligibility. Your Examination Eligibility from the Commission is valid for 1 year; if you fail, you may retest without limit during that year.
- Fees. PSI charges $67 for both portions and $59 for one portion.

3A sample South Carolina question
This is one of the South Carolina questions in the pass, shown with its explanation and the law it comes from.
At the time of first substantive contact, before any agency agreement is signed, what does South Carolina law presume about a potential buyer or seller?
- The person is a client, and the firm is acting under seller agency.
- The person is a customer, and the firm is acting as a transaction broker.
- The person is a client, and the firm is acting under buyer agency.
- The firm is acting as a disclosed dual agent.
Answer and explanation
Answer B: The person is a customer, and the firm is acting as a transaction broker.
At first substantive contact, the potential buyer or seller is presumed to be a customer, and the firm is presumed to be acting as a transaction broker. This lasts until the person signs an agency representation agreement. Client status cannot be presumed, because agency requires a written agreement. Dual agency requires written consent.
