1What is in the pass
- Timed exams, as many as you want. Each one is 110 questions in 120 minutes, with the national portion drawn across PSI's national content areas in their published shares and the state portion in the salesperson item counts PSI's Maryland outline gives, so a full timed exam is 80 national and 30 state questions, with questions you have not seen yet served first. You get your score against the 70% pass line and a score for each portion, since each portion is passed separately.
- Practice by topic. Pick any of the 8 national content areas or a Maryland area, or the questions you missed last time. The right answer and the reason appear as soon as you answer.
- Maryland questions with their law cited. 146 questions on Maryland rules: the Commission and the Guaranty Fund, who needs a license, renewal and continuing education, branch offices and teams, listing agreements, the agency disclosure, dual agency and intra-company agents, the property disclosure or disclaimer statement, trust money, broker supervision, commissions and rebates, advertising, Maryland fair housing law and the Code of Ethics, and more. Each explanation names the Maryland Code section or Real Estate Commission regulation (COMAR) it comes from, with the date it was read.
- National questions to the outline. 400 questions on the principles every state tests, weighted to Pearson VUE's national content outline, down to each sub-topic. They include the 80 on the free practice exam.
- Your weak topics, tracked. Every answer is recorded in your browser, so the app can show your accuracy by topic and send you back to the areas below the pass line.

PSI's Maryland bulletin gives the national portion as a share of the exam for each content area and the state portion as item counts for salespersons: 4, 4, 7, 5, 6 and 4 of the 30 state items. A full timed exam here draws 80 national questions in those shares (rounded to whole questions) and exactly 30 state questions in those counts; you can also time each portion on its own.

2How the Maryland salesperson exam works
- Two portions. The salesperson exam has a national portion of 80 questions in 90 minutes and a state portion of 30 questions in 30 minutes, 120 minutes when you take both. PSI may add one to ten experimental items, which are not scored but count against your time.
- Passing score. You need 56 correct on the national portion and 21 correct on the state portion, at least 70% on each portion. If you fail a portion, you retake and pass the portion you failed.
- Deadlines. Salesperson applicants must pass both portions within 1 year of course completion, and after passing must apply for a license within one year or the score expires.
- Fee. The PSI exam fee is $44 for each registration, whether you sit for one portion or both.

3A sample Maryland question
This is one of the Maryland questions in the pass, shown with its explanation and the law it comes from.
A prospective buyer telephones a seller's agent about a listing. This call is their first contact. What must the seller's agent do?
- Nothing until the written disclosure is given at the first face-to-face meeting
- Mail the written disclosure form within five days of the call
- Disclose during the telephone call that the agent represents the seller
- Disclose the agency relationship only if the buyer asks
Answer and explanation
Answer C: Disclose during the telephone call that the agent represents the seller
When the first contact with a prospective buyer is not face to face, the seller's agent must disclose the representation through the same medium, here the telephone call. This is in addition to the written disclosure, not a substitute for it. Delaying all disclosure until the first meeting ignores this added requirement.
