How to become a real estate agent in Delaware

1Delaware real estate licence requirements

• Course: an original certificate from an approved Delaware real estate school showing completion of the required hours of study, brought to the exam; the number of hours is set in the Commission's rules and was not on the pages readable for this guide.
• Exam: a pass on both the general and the Delaware law portions of the Pearson VUE exam with a scaled score of 70, within one year of finishing the pre-licence course and in no more than three attempts, or the course is retaken.
• Application: an online application in DELPROS with the original Pearson VUE score report; an application not submitted within six months of being started must be restarted.
• New-salesperson modules: 12 hours of required new salesperson course modules within 90 days of the licence issue date: professional standards, agreement of sale and buyer representation, real estate documents and seller representation, and real estate professionalism, 3 hours each.
• Broker: a broker of record whose own licence is current, since a salesperson's renewal is held until the broker has renewed.
• Age: the pages readable for this guide state no minimum age, so none is quoted here.

2Steps to get your Delaware real estate licence, in order

1. Complete the pre-licence course at an approved Delaware school

   The school's original certificate of the required hours is presented at the test centre; out-of-state licensees instead complete Pearson VUE's client waiver process before registering.

2. Pass both portions of the Pearson VUE exam for $88

   The general portion has 80 scored items and the Delaware state portion 40 scored items plus 10 pretest items, in four hours; a scaled 70 passes, a failed portion is retaken alone after 24 hours, and three failures mean retaking the course.

3. Apply in DELPROS with $149 plus $25

   The salesperson application fee is $149 and the guaranty fund fee $25, paid by card in the DELPROS shopping cart; the score report and documents are uploaded, and the application must be submitted within six months of starting it.

4. Complete the 12-hour new-salesperson modules within 90 days

   Four 3-hour modules, tracked in DELPROS and included in CE audits, on top of the continuing education for the first renewal.

5The Delaware real estate exam

The salesperson exam is 120 questions in 4 hours, general and Delaware law portions in one four-hour sitting at a Pearson VUE test centre, reserved at least 24 hours ahead. You need a scaled score of 70; numeric scores are reported only to failing candidates to pass. A score report marked pass or fail is issued at the test centre; a pass comes with licence application instructions, and the original report is filed with the Commission. Retakes: only the failed portion is retaken, booked at least 24 hours later and within one year of completing the course; a candidate who cannot pass both parts in three attempts must retake the pre-licence course.

6Reciprocity: already licensed in another state?

By reciprocity for active licensees. The DPR's licensing pages offer application by reciprocity to anyone holding an active licence in another state, U.S. territory or the District of Columbia; Pearson VUE routes out-of-state licensees through a client waiver before any exam registration, and salespersons licensed by reciprocity are excused from the 12-hour new-salesperson modules but follow the module-based CE at their first renewal.

7Renewal and continuing education

The licence runs two years, with every licence expiring April 30 of even-numbered years. To renew you complete 21 clock hours of approved continuing education within the licence period.

First renewal: a prorated amount by issue date, from 21 hours for a licence issued January to April of an even year down to none for one issued November or December of an odd year, plus the 12-hour new-salesperson modules within 90 days.

Later renewals: 21 hours of approved continuing education in each full two-year period from May 1 of an even year, based on the Commission's required module contents and entered in DELPROS; the renewal fee is stated at renewal, a late renewal within 60 days adds 50% of it, and after 60 days the $224 reinstatement route applies.

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Delaware, release May 2025:

A new salesperson licence is only usable under a broker, so the next decision is which brokerage.
