This page is independent of any school or brokerage. Requirements change (the DRE revised the licence fee and the renewal course list in recent years), so each section names the official page it was read from and the date. If a figure below disagrees with the DRE's page today, the board is right and this page is stale: the date tells you how stale.
1California real estate licence requirements
- Age: 18 or older to be issued a licence.
- Residency: not required; out-of-state applicants qualify on the same terms.
- Identification: a Social Security number or an ITIN.
- Education: three college-level courses: Real Estate Principles, Real Estate Practice, and one elective from a list of twelve (appraisal, property management, finance, economics, legal aspects, office administration, general accounting, business law, escrows, mortgage loan brokering and lending, computer applications in real estate, or common interest developments). Each course must be three semester units or four quarter units, from a regionally accredited college or a private school whose courses the Real Estate Commissioner has approved. Members of the California State Bar are exempt from the course requirement.
- Background: fingerprints through Live Scan (form RE 237) and a DOJ and FBI background check before the licence is issued; every conviction, including expunged ones and no-contest pleas, must be disclosed on the application.
- Experience or degree: none required for a salesperson licence.

2Steps to get your California real estate licence, in order
Confirm you are eligible
18 or older, with a Social Security number or ITIN, and able to complete the three courses. The DRE does not ask for a high-school diploma or a degree.
Take the three courses
Principles, Practice and one elective, in any order, from an accredited college or a DRE-approved private school. The DRE sets the pace: a single course cannot be finished in under two and a half weeks, and no more than two courses can be completed in any five-week period.
Apply, and pay the state
Most people file the combined exam and licence application (form RE 435) through the DRE's eLicensing system, with course transcripts or certificates and the exam and licence fees together. The exam-only application (RE 400A) is the alternative if you want to pass the exam before paying for the licence.
Get fingerprinted
Live Scan through an authorised provider, using form RE 237. The fingerprint fee is paid to the provider and is not refundable even if you never pass the exam. The DRE will not issue a licence until the DOJ and FBI results are back.
Wait for the DRE to approve the application
The DRE's own guide says roughly two to four weeks. Its live processing page, updated weekly, showed it working on applications received about a week earlier at the end of August 2026, so the current wait is shorter than the guide's range.
Schedule and pass the exam
Computer-based, at DRE exam centres in Fresno, La Palma, Oakland, Sacramento and San Diego. Results are given on the spot. You may retake as often as needed within two years of the application date, paying the exam fee each time.
Receive the licence
With the combined application, the licence is issued once the exam is passed and the fingerprint clearance is in. With the exam-only route, you download the licence application from eLicensing after passing and submit it with the licence fee and Live Scan. Either way you print the certificate from the DRE website.

3How much a California real estate licence costs
The state's own charges are fixed and published; tuition is not. Schools price the three courses anywhere from a few hundred dollars upward, and the DRE publishes no course prices, so the honest total is the state figure plus whatever your school charges.

4How long it takes to become a real estate agent in California
About three to four months at the DRE's minimum pace, and longer if you take the courses part-time. That figure is built from the DRE's own minimums, not a school's marketing:
- Courses: seven and a half weeks minimum: the DRE allows at most two courses per five weeks and none under two and a half weeks.
- Application review: about one week at the end of August 2026 by the DRE's live processing page; the DRE's guide allows two to four weeks.
- Exam: depends on seat availability at the five exam centres; the DRE does not publish average wait times.
- Fingerprint clearance: must be back before issuance; the DRE does not publish a typical turnaround.

5The California real estate exam and its pass rate
The salesperson exam is 150 questions in 3 hours, multiple choice, four options per question, on a computer at a DRE exam centre. You need 70% correct to pass. Those who pass are told only that they passed; those who fail get their score by subject. Retakes: no limit within two years of the application date; $100 per attempt.

Pass rate
The DRE publishes exam results every month. In July 2026 it administered 2,848 salesperson exams and 52% were passed, against 52% the month before, 55% in the same month a year earlier, and 52% for the fiscal year to date. The broker exam ran at 47%. Roughly half of candidates fail on a given sitting, which is why the retake rule above matters.

6Reciprocity: already licensed in another state?
None. The DRE states that California has no reciprocity with any other state and waives no requirement. An agent licensed elsewhere must qualify with the same three courses (out-of-state college courses count if accredited and worth three semester units), pass the California exam, file a consent to service of process (form RE 234) and be fingerprinted, using an FBI card if living out of state. Residency is not required.

7Renewal and continuing education
The licence runs four years. To renew you complete 45 clock hours of approved continuing education within the licence period and pay $350 on time or $525 up to two years late.
First renewal: four separate three-hour courses in ethics, agency, trust fund handling and risk management; a three-hour interactive fair housing course; a two-hour implicit bias course; at least 18 hours of consumer protection courses; the balance in consumer service or protection courses.
Later renewals: either a nine-hour survey course covering the seven mandatory subjects or the individual courses, plus at least 18 hours of consumer protection, to 45 hours.

8How much real estate agents make in California
The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For California, release May 2025:

9After the licence: choosing a brokerage in California
A new salesperson licence is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 58,902 California agents had a published brokerage profile; the largest single company was Keller Williams with 8,296 of them, and the largest brand was Coldwell Banker with 12,650. 10Pre-licence schools in California
The DRE approves individual courses rather than schools, and keeps a searchable list of approved statutory courses with each provider's name, sponsor number, format and contact details. Check any school against that list before paying; a course that is not on it will not count. The list is at the DRE's approved course search.
