How to become a real estate agent in Alaska

This page is independent of any school or brokerage. Requirements change (commerce.alaska.gov serves only an error page to automated readers, so its pages come from Internet Archive captures dated in the sources, while its application and renewal forms were read directly; Pearson VUE's handbook is its July 2026 edition and prints a $115 exam fee where the Commission's exam page, captured in May 2026, still says $100), so each section names the official page it was read from and the date. If a figure below disagrees with the Commission's page today, the board is right and this page is stale: the date tells you how stale.

1Alaska real estate license requirements

• Age: at least 19 years of age, and working for a licensed Alaska real estate broker by affiliation.
• Course: 40 classroom hours of Alaska-approved pre-licensing education, completed within the 18 months immediately before the license application; certificates of completion are valid only for 18 months.
• Exam: a pass on the Alaska real estate salesperson exam, general and state law portions, with an application filed within six months of passing.
• Character: not under indictment for a felony, forgery, theft, extortion, conspiracy to defraud creditors or fraud; after a conviction for those crimes, seven years must have passed since the sentence was completed.
• Insurance: verification of current errors and omissions insurance, filed with the application.
• Post-licensing: 30 hours of post-licensing education within one year of the initial license, reported on the Commission's affidavit form, in addition to the continuing education needed to renew.

2Steps to get your Alaska real estate license, in order

1. Complete 40 hours of approved pre-licensing education

   With an Alaska-approved provider; the certificate is good for 18 months, so the exam and application follow inside that window.

2. Pass the Pearson VUE exam for $115

   One four-hour sitting: 80 scored national items plus 5 pretest and 40 scored state law items, with a scaled 75 to pass; the exam is offered weekly in Anchorage, twice a month in Fairbanks and quarterly in Juneau.

3. Apply under a broker within six months with $370

   Form 08-4179 carries a $200 non-refundable application fee, the $120 license fee and a $50 recovery fund fee, with the course certificate, exam results, errors and omissions verification and license histories from any other state.

4. Complete 30 hours of post-licensing education within a year

   Then file the affidavit of post-licensing education with the certificates; the license itself runs to January 31 of the next even-numbered year.

The fixed parts are 40 course hours, one four-hour Pearson VUE sitting, an application within six months of passing and inside 18 months of the course, and 30 post-licensing hours in the first year; the Commission's instructions say applications are reviewed in order of receipt and walk-in customers should not expect immediate review, without a typical time. Those parts come from the Commission's own pages and forms and the exam vendor's handbook, not a school's marketing:

5The Alaska real estate exam

The salesperson exam is 120 questions in 4 hours, general and Alaska state law portions in one four-hour sitting at a Pearson VUE test center, reserved online or by phone. You need a scaled score of 75 set by the Commission with Pearson VUE; numeric scores are reported only to failing candidates to pass. An official score report is issued at the test center; a pass starts the six-month window to apply. Retakes: the handbook sets no waiting period or attempt limit for a failed exam; each sitting is rebooked at the full exam fee, and the pre-licensing certificate must still be within its 18 months when you apply.

6Reciprocity: already licensed in another state?

By endorsement, with license histories. The Commission publishes a separate salesperson-by-endorsement application, and its FAQ requires a license history from every state where you hold or have ever held a real estate license, sent directly by that state's agency, before any Alaska license is issued; the requirements page applies the same age, indictment and six-month rules to every applicant.

7Renewal and continuing education

The license runs two years, with every license expiring January 31 of even-numbered years regardless of issue date, except licenses issued within 90 days of that date. To renew you complete 20 clock hours of approved continuing education within the license period and pay $170.

First renewal: 30 hours of post-licensing education within one year of the license, plus the 20 hours of CE for the license period; a license first issued on or after February 1, 2025 renews for a prorated $110 for the 2026 to 2028 period.

Later renewals: 20 hours of CE in each two-year license period, 8 hours in the Commission's designated course and 12 elective hours, with an active renewal of $170 ($120 license plus $50 recovery fund) and an inactive renewal of $120, plus verification of errors and omissions insurance.

8How much real estate agents make in Alaska

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Alaska, release May 2025:

BLS counts agents paid as employees and reports wages, not the commissions of self-employed agents, so these are a floor for the occupation rather than what a typical commissioned agent takes home.

9After the license: choosing a brokerage in Alaska

A new salesperson license is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 680 Alaska agents had a published brokerage profile; the largest single company was Real Broker with 210 of them, and the largest brand was Real Broker with 210. Ask each brokerage for its commission split and fees in writing before you sign.

One thing worth knowing before your profile goes live: a brokerage profile page is public, and the contact details on it get collected and sold as marketing lists, such as the Alaska list from US Realtor List, which is why vendor email tends to start the week an agent's profile first appears. Any list of this kind should tell you how to come off it, and a reputable one acts on that request.
