How to become a real estate agent in New Jersey

This page is independent of any school or brokerage. Requirements change (PSI's bulletin is its February 1, 2026 update and the Commission's fee and licensing pages are the versions read on the date shown; the current licence cycle runs to June 30, 2027), so each section names the official page it was read from and the date. If a figure below disagrees with the Commission's page today, the board is right and this page is stale: the date tells you how stale.

1New Jersey real estate licence requirements

• Age: 18 years of age or older.
• Education: a high school education or equivalency.
• Course: a 75-hour prelicensure course at a licensed school, completed before the exam; the school sends your eligibility to PSI electronically, and it expires one year to the day from issue.
• Exam: a pass on the PSI licence examination, then a licence application filed before the one-year eligibility expires.
• Character: the Commission must be satisfied as to the applicant's honesty, trustworthiness, character and integrity; a conviction, or current parole or probation, may lead to denial.
• Background: Live Scan electronic fingerprinting through IDEMIA, required of every candidate since June 1, 2019, with the completed Universal Form and payment receipt filed with the application.
• Sponsor: the application goes in through a sponsoring real estate broker, who signs and dates the PSI passing score report.

2Steps to get your New Jersey real estate licence, in order

1. Complete the 75-hour course at a licensed school

   The school files your exam eligibility with PSI electronically; PSI emails a confirmation, and the eligibility lasts one year to the day.

2. Book and pass the PSI exam for $38

   Register at PSI's New Jersey page or by phone, at a test centre or by remote proctor; the salesperson exam is 110 questions in four hours and 77 correct passes.

3. Get fingerprinted with IDEMIA as soon as you pass

   Every candidate completes Live Scan fingerprinting for a criminal history check, paying $66.05 to IDEMIA at booking; the Commission tells candidates to do it immediately after passing so the one-year eligibility does not run out.

4. Apply through your sponsoring broker with $160

   The employing broker signs and dates the original passing score report; it goes to the Licensing Services Bureau with the completed Universal Form, the IDEMIA receipt and $160 by certified or cashier's cheque, money order or broker's business cheque, all submitted together within one year of the eligibility expiry date on the score report.

3How much a New Jersey real estate licence costs

The Commission publishes its fees on one page, PSI's exam fee is in its bulletin, and the fingerprint fee is on the Commission's fingerprinting page; tuition for the 75 hours is set by the schools.

The fixed parts are 75 course hours, one PSI sitting, Live Scan fingerprinting, and a complete application through a sponsoring broker; everything after the course must fit inside the one-year eligibility, and the Commission publishes no typical processing time on the pages read for this guide. Those parts come from the Commission's own pages and the exam vendor's bulletin, not a school's marketing:

• Course: 75 hours at a licensed school, at its pace; eligibility then runs for one year.
• Exam: four hours at a PSI centre or by remote proctor; a failed exam can be rebooked the next day.
• Fingerprints: Live Scan with IDEMIA as soon as you pass, so the eligibility does not expire.
• Application: filed through the sponsoring broker with every item at once; no review time is published.

5The New Jersey real estate exam

The salesperson exam is 110 questions in 4 hours, one four-hour multiple-choice sitting covering national principles and New Jersey law, at a PSI test centre or by remote proctor. You need 70%, which is 77 of 110 questions correct to pass. PSI issues a passing score report, which the employing broker completes and signs for the licence application. Retakes: a failed exam can be rebooked from the next day, subject to space, at the same $38 fee; the pass must come before the one-year eligibility expires.

6Reciprocity: already licensed in another state?

None. The Commission states that New Jersey does not have reciprocity with any state; a licensee from elsewhere takes the full 75-hour course and the exam like any other candidate, unless the Commission grants an education waiver on application ($25).

7Renewal and continuing education

The licence runs two years, with every licence expiring June 30 of odd-numbered years. To renew you complete 12 clock hours of approved continuing education within the licence period and pay $100 on time, or $100 plus a $200 CE late fee if the continuing education is finished after April 30 of the renewal year; a licence not renewed by June 30 expires, and reinstating it within two years costs $150 late.

First renewal: no continuing education for a salesperson first licensed in the second year of a biennial term; everyone else completes the 12 hours before their first renewal.

Later renewals: 12 credit hours in the 24 months before each renewal: 1 hour of fair housing and the New Jersey Law Against Discrimination, 1 hour of agency, 2 hours of ethics, 2 hours in any core topic and 6 hours of core or elective topics, all uploaded by the providers before the June 30 deadline.

8How much real estate agents make in New Jersey

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For New Jersey, release May 2025:

BLS counts agents paid as employees and reports wages, not the commissions of self-employed agents, so these are a floor for the occupation rather than what a typical commissioned agent takes home. BLS suppressed New Jersey's employment count in this release.

9After the licence: choosing a brokerage in New Jersey

A new salesperson licence is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 20,040 New Jersey agents had a published brokerage profile; the largest single company was Keller Williams with 5,176 of them, and the largest brand was Keller Williams with 5,176. 10Pre-licence schools in New Jersey

The Commission licenses the prelicensure schools and their instructors, charging a non-public school a $100 application fee and $400 for a two-year licence; the 75-hour course must come from a licensed school, which then reports your eligibility to PSI.
