How to become a real estate agent in Florida

This page is independent of any school or brokerage. Requirements change (Florida raised its exam fees and cut its application fees at the start of 2025, and revised the fee rule in 2022), so each section names the official page it was read from and the date. If a figure below disagrees with the DBPR's page today, the board is right and this page is stale: the date tells you how stale.

1Florida real estate licence requirements

• Age: at least 18 years of age.
• Education: a high school diploma or its equivalent.
• Residency: not required; nonresidents may be licensed and must meet the same commission rules.
• Pre-licence course: a 63-hour sales associate course based on the FREC I syllabus, inclusive of the end-of-course exam, in a classroom or by distance education.
• Background: digital fingerprint data for a criminal history record check, and disclosure of any convictions, licence discipline or denied applications on the application.
• Exemptions: the pre-licence and post-licence course requirements do not apply to anyone holding a four-year degree or higher in real estate from an accredited institution.

2Steps to get your Florida real estate licence, in order

1. Take the 63-hour course and pass its exam

   The course follows the FREC I syllabus and includes an end-of-course examination; classroom and distance formats are both allowed. Anyone with a four-year degree in real estate is exempt.

2. Apply to the DBPR with fingerprints

   The application asks for digital fingerprint data for a criminal history record check and for disclosure of any convictions, aliases, licence discipline and denied applications.

3. Pay the application and licence fees

   The fee rule sets the sales associate application fee at $11 and the initial licence fee at $46.75; the exam fee is paid separately to the testing vendor.

4. Schedule and pass the state exam

   Once the DBPR clears the application, Pearson VUE schedules, administers and scores the exam; candidates wait for a confirmation or authorization letter before reserving a seat, and must show up or forfeit the exam fee.

5. Finish the post-licence course before your first renewal

   All sales associates must complete 45 hours of approved post-licensure courses, with their exams, within the first renewal period.

3How much a Florida real estate licence costs

The state's own charges are fixed in rule; tuition is not. The DBPR publishes no course prices, and the exam fee is charged by its testing vendor rather than listed in the fee rule, so the honest state figure below is a floor.

4How long it takes to become a real estate agent in Florida

The fixed parts are 63 hours of coursework and one exam sitting; the DBPR publishes no typical application turnaround on the pages read for this guide, so the total depends on your course pace and how fast the application clears. Those parts come from the DBPR's own documents, not a school's marketing:

• Course: 63 hours including the end-of-course exam, in a classroom or by distance education, at whatever pace the school allows.
• Application: the DBPR reviews the application and fingerprint results before authorizing the exam; no typical processing time is published on the pages read for this guide.
• Exam: one sitting of three and a half hours at a Pearson VUE centre, scheduled after the DBPR's authorization arrives; a review of missed questions must be requested within 21 days of the exam.
• After licensing: 45 hours of post-licence courses within the first renewal period, which the DBPR describes as 18 to 24 months.

5The Florida real estate exam

The sales associate exam is 100 questions in 3.5 hours, closed-book multiple choice covering nineteen content areas, on a computer at a Pearson VUE test centre. You need 75 points of 100 to pass. Candidates who fail may review the questions they answered incorrectly, and only their most recent exam, if they request the review within 21 days. Retakes: the booklet sets no cap on attempts; a new test fee is due for each future reservation, and a missed or late-cancelled appointment forfeits the fee.

6Reciprocity: already licensed in another state?

Florida has mutual recognition agreements with ten states: Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island and West Virginia. An agent licensed in one of them is exempt from the pre-licence course but must pass a 40-question Florida law exam, scoring 30 points or more, and nonresidents of any state may otherwise apply on the same terms as residents.

7Renewal and continuing education

The licence runs two years, with the first period set at 18 to 24 months. To renew you complete 14 clock hours of approved continuing education within the licence period and pay $64 on time, or a $25 late fee late.

First renewal: 45 hours of approved post-licence courses, with their exams, in place of continuing education; the 14-hour requirement does not apply before the first renewal.

Later renewals: 14 hours each period: 8 hours of specialty courses, a 3-hour Florida law update (Core Law) and 3 hours of ethics and business practices; active members of The Florida Bar are exempt.

8How much real estate agents make in Florida

The only independent, dated wage figure for agents is the Bureau of Labor Statistics' occupational survey. For Florida, release May 2025:

9After the licence: choosing a brokerage in Florida

A new sales associate licence is only usable under a broker, so the next decision is which brokerage. On September 5, 2026, 45,108 Florida agents had a published brokerage profile; the largest single company was Keller Williams with 7,362 of them, and the largest brand was Keller Williams with 7,362. Florida's 63-hour course must follow the FREC I syllabus and may be given in a classroom or by distance education; the DBPR registers the schools and instructors that offer it, and the same rule (61J2-3.008) governs course delivery and the end-of-course exam.
